TRASH SERVICE - Trash removal is on MONDAYS & THURSDAYS and can occur as early at 5AM - Secure trash can lids to prevent attraction of BEARS with provided straps. - Trash cans must be kept out of public view on non-trash days. Store in secured trash area next to garage. - Take trash out after dusk the night prior to trash removal and return trash cans to the secured trash area by night of removal.
QUIET HOURS - Quiet hours are from 10pm to 8am. - Please be courteous to your neighbors by keeping music and noise to a reasonable volume.
PARKING - There is NO street parking or parking in the grass. - Cars parked in the street overnight will be towed at the owner's expense. - A maximum of four vehicles are allowed to park in the driveway.
COMMUNITY POOL RULES Please note that the HOA has strict policies regarding the use of the community pool. The pool property is protected by video surveillance. - Pool hours are 8:00am to 10:00pm - NO glass is allowed in the pool or the pool fenced-in area. - NO animals are allowed in the pool or the pool fenced-in area. - Diving is prohibited. - Pool gates including those at adjacent homes must remain locked at all times. Do not prop open. - Shower before entering the pool. Do not swallow pool water. - NO food or beverages are allowed in the pool or on the pool wet deck (shelf around pool edge). - Destruction of property is not tolerated. - NO firearms of any type are allowed in the pool facility. - NO physical or verbal harassment to homeowners, guests or tenants is allowed. Report any incidents immediately to the homeowner or pool security. - Homeowners, guests and tenants must follow instructions from pool attendants and security officer. - Pool use is limited to groups of 12 per household at any one time. If more than 12 people are in a party, private party pool use must be granted in advance by completion of CBP Pool Event Request form. - Children under 13 must be accompanied by an adult 18 or older. - Children in diapers are required to wear swim diapers. - NO running is allowed in the pool fenced-in area. - DO NOT climb on ANY rock formation or the center island. - NO smoking or vaping is allowed in the pool or the pool fenced-in area. - Clean up trash using cans that have been provided in pool facility. - Abusive, offensive, and profane language or behavior is prohibited. - Reserving pool furniture, including chairs, lounges, and tables, is prohibited. - Towels and personal items left unattended for more than one hour may be removed. - Personal items and pool toys left overnight are subject to discard. - NO floats larger than 2 by 6 feet are allowed. No surfboards, paddleboards, canoes or kayaks are permitted. - NO rollerblades, skateboards, bikes or scooters are allowed inside the pool facility. - NO tents/canopies may be set up inside the pool facility unless approved for an event. - Violating pool rules will not be tolerated: -1st offense during any given day will result in a verbal warning. -2nd offense during the same day will result in offender being asked to leave the pool facility. - Trespassing, harassment, or violation of the firearm policy may result in Walton County Sheriff Office involvement. - Any repairs or special cleaning that needs to be made to the pool or pool facility due to homeowner, guests or tenants negligence or deliberate actions will be at the offender’s expense. - HOA reserves the right to fine owners or suspend pool privileges of owners (and all associated guests or tenants) for repeated violations. - Please report any rule violations to the pool attendant or security officer present.
HOUSE RULES
1. CHECK-IN TIME: 4:00 PM CST; CHECK-OUT TIME (Departure Time): 10:00 AM CST Your door key code is programmed to allow access at 4:00 PM on your scheduled day of arrival and will deactivate at 10:00 AM on your scheduled day of departure.
Late checkout is not allowed unless approved by the host in advance. If a late checkout time is approved, a late checkout fee of $200 may be imposed. On time checkout is required to ensure housekeeping has complete access to the home by 10:00 AM the day of departure to have it ready for the next incoming guest.
2. This is a NON SMOKING unit. This property does Not Allow PETS.
3. POOL FOBS - Please leave pool fob(s) and golf cart keys hanging in the entry way key hooks upon departure. You will be charged $100 for each missing Fob. Note that you do not need your pool fob if accessing the pool from the backyard gate. The gate must be closed at all times when not in use.
4. AGE REQUIREMENT – The minimum age to rent this property is twenty-five (25) years old. You must be able to show proper identification at check in. We do not rent to vacationing singles under the age of twenty-five unless accompanied by an adult guardian/parent. Any reservation obtained under false pretense will be subject to forfeiture of all monies paid, and the party will not be permitted to check-in. The maximum number of guests is limited to the advertised number.
5. HOUSEKEEPING SERVICES – Bedroom, bathroom and kitchen linens are provided in the unit. These linens may not be removed from the home. For your arrival convenience, we supply a starter package of the following amenities, hand and body wash, shampoo, dishwashing soap, dishwasher detergent, laundry detergent, paper towels, toilet paper and trash can liners. Guests are responsible to supply their own amenities once the starter amenity package is depleted. Upon arrival, please inspect the property for cleanliness. If you are dissatisfied or need additional appointments, please contact us the day of arrival by texting 678-906-1948, so we can correct the situation and meet your needs. If you do not contact us the day of arrival and provide us the opportunity to make any corrections needed, you will waive the right to write a derogatory review about cleanliness.
Your existing reservation includes a departure clean. Should you desire mid-stay housekeeping services, please let us know in advance so we may schedule it for you, an additional charge will apply. Bring beach towels, as they are not included.
6. SECURING PERSONAL PROPERTY - 69 Cypress Properties, LLC is not responsible for acts of theft or vandalism, damage to personal property, or for personal items left by the guest upon departure. If we locate a “left behind” item, and you want it shipped to you, there is a $25 service charge plus shipping.
7. EVICTION - 69 Cypress Properties, LLC reserves the right to evict any guest party that causes the following actions (but not limited to): excess noise or disturbances to neighboring guests, participation in unlawful activity such as drug use, underage alcohol use and/or fighting, unaccompanied guests under 25 years of age. If law enforcement or resort security is dispatched to the property, the guest party will automatically be evicted and rent shall be forfeited.
GOLF CART USE
1.Equipment and Term. A complimentary Golf Cart shall be provided by the owner of the property, providing the Cart Is Not Out For Service, subject to all terms and conditions of this Agreement, for the dates which correspond with the dates of the property lease agreement.
2.Not Available. In the event the Golf cart is not available for the customer to use because it is out for repair or being serviced, the Customer shall receive a $25 credit per day. 69 Cypress Properties, LLC cannot provide the Customer a replacement golf cart. Customer shall not leave a negative review should the golf cart be out for service. CPLLC will make every effort to have the cart operational for the Customer. Customer acknowledges that they are renting a vacation home and not a golf cart.
3.Requirements for Golf Cart Use. Customers operating the Golf Cart must be 18 and possess a legal driver’s license and proof of insurance and under the supervision of the primary lessee of the property.
4.A valid driver’s license of the primary lessee and a Golf Cart Security Deposit ("GCSD") for $500 per Cart is required and made payable via PayPal to 69 Cypress Properties, LLC, for damage, loss, or fines, during Customers reservation. Customer shall not be permitted to use the Golf Cart, nor shall there be any rental reduction for Customer’s nonuse if the Golf Cart Security Deposit and driver’s license has not been provided to CPLLC no less than 15 days prior to reservation arrival date. CPLCC will send this agreement and a link to provide the security deposit within a month of the customer’s arrival date.
5.Inspection. CPLLC shall inspect the golf cart upon Customer’s departure. Providing the golf cart is in the same condition as upon Customer’s arrival, and there has been no damage, loss, injury or fines imposed, CPLLC shall reimburse Customer’s Golf Cart Security Deposit.
6.Liability and Assumption of Risk. Customer agrees to accept all risks that are associated with the use and operation of the golf cart. Customer releases 69 Cypress Properties, LLC, it’s officers, employees, agents and contractors, from all liability and agrees to indemnify 69 Cypress Properties, LLC, it’s officers, employees, agents, and contractors against all losses incurred as a result of: (a) Customer’s failure to fulfill any condition of this agreement; (b) injury or property damage arising out of or in any way connected with the golf cart’s operation, regardless of whether Customer was operating the golf cart at the time of the incident; or (c) Customer’s failure to comply with any applicable federal, state, or local laws. Customer and any authorized driver must, during operation of the golf cart, be covered by an automobile insurance policy. Customer shall properly secure the golf cart to avoid theft, damage, and unauthorized use. Customer shall remove the keys from the golf cart when not operating the Golf Cart.
7.Litigation and Damages. This Agreement is controlled by the laws of the State of Florida. In the event of litigation concerning any aspect of this Agreement, the venue shall be in Walton County, Florida. In the event of damage to the golf cart, injury, or property damage, 69 Cypress Properties, LLC shall use the funds from the Security Deposit to cover such damage or injury; in the event damage or injury exceeds $500, CPLLC shall charge the Customer’s credit card on file to cover the balance of the damage or injury, such charge shall not be for liquidated damages. 69 Cypress Properties, LLC , may seek any damages available by law or equity.
8.Day of Departure. Customer shall ensure golf cart is returned to its parking spot, plugged in, charging, and is good condition for the next customer. Customer shall leave the cart key on the key and coat hook rack located in the main entry foyer and not in the golf cart. It is illegal for Customers to drive the Golf Cart on Highway 98, or on any major thoroughfare. If driving the golf cart illegally, Sheriff Deputy’s will impound the golf cart and impose a substantial traffic violation fine and an impound fee, which Customer will be responsible for paying.
